What Happened in the Market in October?

Who doesn’t love to discuss real estate?  But not everyone gets excited over HPI numbers and % increase in prices over last month.  Below are fun numbers, interesting property facts, and an overview of different markets that are worthy to share. Enjoy!

Detached Properties, October 2013

NORTH VANCOUVER

103 properties sold, ranging from $625,000 to $2,988,000 with days on market of 2 to 431! Buyers were in every area and price range, with Lynn Valley and Canyon Heights leading in sales, respectively with 14 and 13 properties sold.

Highest priced property sold over the asking price of $2,988,000, on Bewicke Ave in Delbrook, within 23 days.  This was a 7300 sq ft., contemporary build that claimed to be the perfect entertainer/ family home.

Lowest priced property had been on the market for over a year, and sold under asking from its lowered list price of $625,000.  Priced below assessed value, this 2 storey, 3 bedroom, 2100 sq ft home, located on a 9037 sq ft lot, in the tagged “up & coming” Lynnmour neighbourhood.

 

WEST VANCOUVER

80 properties sold, representing a cross-section of neighbourhoods, with Ambleside leading with 9 homes sold.  Prices ranged from under $1M, in Lions Bay to over $6M in Westmount, with days on market from 1 to chasing the market down for over a year. A great view lot must have been on many Buyers must-have lists, being a consistent feature among many properties sold.

An averaged priced property sold under the asking price of $2,298,000.  Located in Altamont, on the 2800 Block Bellevue, its location was boasted as the Golden Mile in Canada for the most prestigious real estate. The semi-waterfront home with beach access offered 3000 sq ft with 4 bedrooms and 3 bathrooms.

 

VANCOUVER WEST

179 properties sold, covering all areas with prices ranging around $1.5M in Kitsilano, to just under $2M in Cambie, Mackenzie Heights and Point Grey from under $2M to over $4M and Shaughnessy from $2M to over $9M. Dunbar saw the most activity, with 30 properties sold.

Highest priced property sold under the list price of $9.9M after being on the market for well over one year.  This 10,000 sq ft classic tudor with 9 bedrooms and many extras offered a 28,520 sq ft south facing lot with large frontage. Located on Angus Drive, in prestigious Shaughnessy, this property had ideal location.

Lowest priced property sold under the asking price of $1,088,888 after being on the market with price decreases since June. Located in South Granville on W63rd Ave, this 2 bedroom, 1900 sq ft home, was noted as a “Builders Alert, the most reasonable and convenient location in Vancouver West.”
